As a propery owner/manager, how can this site help me? |
The most obvious way is the ease with which you can search the records before renting to a prospective tenant. However, it can go beyond that. For example, if you post each month as your tenants are late with their rent (say if they haven't paid by the 5th), if a tenant is planning on skipping and are about to submit an application somewhere else (don't you like how they "steal" your rent to use as a deposit somewhere else?), if the landlord they are skipping to is smart and uses this site, they'll see your posting. If they're really smart, they won't rent to the deadbeat, or will contact you. For another example, say a tenant did significant damage and skipped out, and you want to file suit but haven't been able to track them down. By posting that you are seeking them to be served, again smart landlords/managers who receive application from them will see that here, turn them down, and let you know what's going on. When landlords cooperate, deadbeats can be shut down quickly.

When I post information on a tenant, how private is information about me? |
We do not give out any information on accounts which post their tenant information. When tenant information is seen in search results, there is a link to contact the source of the information. When that form is filled out, an email will be sent to you (without the sender seeing your email address). You can choose to ignore, or to answer.

Can I post pictures here, for example, of tenant damage? |
To keep things simple, we've kept this information exchange service to text only. However, you can simply state in your post that pictures are available, or you can use a service like Picasaweb to upload pictures and put the picture album address in your post.

How do I change my account information, like the password? |
After you are logged in, towards the top right of the home page you will see "Welcome:" and your user name. Right under that is a link "Member Area". When you click on that, one of the three options you'll see is to update profile. When you go there, you'll be able to make changes to your account.

Can I edit tenant information after I've entered it? |
Yes. After you are logged in, towards the top right of the home page you will see "Welcome:" and your user name. Right under that is a link "Member Area". When you click on that, one of the three options you'll see is to "Tenant Information". When you go there, you'll see a list of tenants you've entered information on. With each listing is a link "update". Click on that and you can make changes to that particular tenant entry.

What if I'm in Garrard, Fayette or other area county? |
Please feel free to post and search here as well. As you know, tenants move back and forth between counties all the time. If you are a landlord in, say, Garrard County, there's a good chance many of your applicants have some history in Jessamine County. While our initial focus is on Jessamine County, this is really a service for all Central Kentucky landlords.
